    PROPOSAL: PROPERTY MANAGEMENT: DIHLABENG LOCAL MUNICIPALITY: LEASE PROPERTIES.



    The Dihlabeng Local Municipality hereby request proposals from property consultant to manage the Dihlabeng Local Municipality property portfolio regarding leasing of Council property.

    The proposal must address the management of the property portfolio of the Dihlabeng Local Municipality regarding all lease properties. The awardee will then be responsible for the management of income, rental collection, deposit collection, back payment of deposits, updating of data, complete accountability and property maintenance of the building.

    All renovations and maintenance improvements on buildings shall become the property of Dihlabeng Municipality upon termination of the agreement. In addition the successful applicant will be required to furnish the Municipality with proof of maintenance work done including a certificate of compliance.

    The property management shall be for a three (3) year period.

    The following must be included in the proposal:

    1. Property consultation fee a percentage (%) of the gross income generated from different lease agreements.

    2. The provision of all data on a monthly basis which include rental collection, maintenance done on the different building, lease agreements concluded.

    3. Power Point presentation to stakeholders including Councilors when necessary.

    4. Register of in loco inspections to all lease building a monthly basis.

    5. The properties management include the following towns: Bethlehem, Clarens, Fouriesburg, Paul Roux and Rosendal.

    6. Plotting of leased property on a mapping system including aerial photographs.

    7. Property register must be compiled which include the number of property managed, monthly income per property, names of lessees, monthly maintenance per property must be include in the register.

    8. Yearly maintenance certificate of elevators must be submitted at the cost of the proposer and all other maintenance are also at the cost of the proposer.

    The proposal must be able to demonstrate the following:

    * Significant capital injection to the local economy in a form of the estimated value of the capital outlay for the related operations

    * BEE level

    * The list of properties can be obtained from the undermentioned email.

    * Directors have to have at least 5+ years of experience in the field of real estate.

    “ MANAGEMENT OF PROPERTY: DIHLABENG LOCAL MUNICIPALITY” must be deposited in the tender box at Dihlabeng Local Municipality Headquarters, 9 Muller Street East, Bethlehem on or before 12:00 on Friday, 03 June 2016.


    The highest or any proposal will not necessarily be accepted and Council reserves the right to accept a proposal as a whole or in part.
